Development feasibility and massing
Measured, not assumed.
Two schemes with the same floor area can differ by hundreds of square metres in the part that actually earns, once corridors, cores and plant come out. Nobody tells you that before you commit. We model the site, test two options and measure what each one really produces.
A direct comparison and a straight recommendation in one document, for a fixed fee, in 11 to 15 working days. We have no interest in which option you choose, because we are not trying to win the job that comes next.
The deliverable
What you receive
One A3 PDF document. For a given site:
- A summary of the site and the constraints that apply to it.
- Two massing options, modelled in three dimensions and tested against the spatial and non-spatial constraints on the site.
- A full area schedule for each option: gross and net floor area, saleable or lettable area, and unit or key counts.
- An efficiency analysis measured from the model, showing the area that earns against the area lost to circulation, cores, plant and unusable space.
- Key visualisations of the recommended option.
- A direct comparison of the options and a written recommendation on which to pursue.
Two options are tested as standard. A third or any further option falls outside standard scope and is quoted separately.

Banded by site area. The deliverable, the number of options and the included revision rounds are identical across all three bands, so a difficult site does not cost you more.

- Expedited delivery is charged at 25% above the band fee, subject to availability at the date of instruction.
- Release of the editable 3D model is £950.00.
- Payment is 50% on instruction and 50% on delivery.

Those are separate professions, and doing them would compromise the independence the service is sold on. Any such figures are supplied by you, or by a valuer or cost consultant of your choosing.
